SASKATCHEWAN HOUSING MARKET SEES NEAR-RECORD SALES

Saskatchewan’s housing market continues to outperform expectations. September marked another milestone month, with 1,528 residential sales across the province — the second-highest September on record. Sales were up 10 percent year-over-year and 26 percent above the 10-year average, extending an impressive 27 consecutive months of above-average activity.

Strong Demand Meets Limited Supply

Despite a modest 5 percent increase in new listings, total inventory remains tight — sitting 14 percent lower than last year and over 40 percent below historical averages. With nearly 950 of the 4,896 active properties conditionally sold, only about 3,958 homes remain available across Saskatchewan heading into October.

“Demand for housing remains strong across Saskatchewan,” said Chris Guérette, CEO of the Saskatchewan REALTORS® Association. “Our province continues to chart its own path, defying national narratives and posting strong sales despite typical seasonal trends and ongoing inventory challenges.”

Market Prices Hold Steady

The provincial benchmark price settled at $368,300 in September. While this represents a slight dip from August — consistent with seasonal trends — prices are still up seven percent year-over-year, reflecting the ongoing influence of strong demand and low supply.

Guérette added, “Sales volumes continue to outpace 2024 levels, our second-strongest year on record. Even as activity slows seasonally, the sustained demand we’re seeing is beyond impressive, and all signs point to continued momentum as we finish 2025 strong.”

Regional Insights

All six of Saskatchewan’s economic regions recorded year-over-year sales gains in September, each surpassing long-term averages.

The Regina-Moose Mountain and Saskatoon-Biggar regions continue to face the tightest market conditions, while areas such as Swift Current-Moose Jaw, Yorkton-Melville, and Prince Albert now sit below five months of supply — clear indicators of an active and competitive market.

Price Trends Across the Province

Home values rose across every region for the fifth straight month.

  • Estevan led the province with a 15% year-over-year price increase.

  • Humboldt followed closely at 14%, with Melfort, Weyburn, Moose Jaw, and Prince Albert also posting double-digit gains.

These figures highlight a consistent upward trend across Saskatchewan’s diverse housing markets.

Spotlight on the Major Cities

Regina

  • Sales: 375 (up 18% year-over-year, 37% above 10-year average)

  • New Listings: 469 (up 16% year-over-year)

  • Active Inventory: 577 available homes heading into October

  • Benchmark Price: $337,000 (up 5% year-over-year)

Regina achieved its strongest September sales volume on record, outperforming seasonal expectations.

Saskatoon

  • Sales: 426 (down 1% year-over-year but 20% above 10-year average)

  • New Listings: 726 (up 11% year-over-year)

  • Active Inventory: 678 available homes heading into October

  • Benchmark Price: $431,400 (up 7% year-over-year)

Saskatoon remains a powerhouse market, with strong demand and consistent growth — even as prices experience a small seasonal adjustment from August highs.
