Secondary Suite Incentives
Unlock the Potential of Your Home with Saskatchewan’s Secondary Suite Incentive
Your home is more than a place to live, it’s an asset with adaptability. At D&S Homes, we build homes with flexibility and future-thinking in mind. The Province of Saskatchewan’s Secondary Suite Incentive grant program offers a timely opportunity to turn that flexibility into both value and extra income.
What’s the Program?
The Secondary Suite Incentive (SSI) is a provincial grant administered by the Government of Saskatchewan.
Here’s how it works:
The program covers 35 percent of eligible construction costs to build a new secondary suite on an owner-occupied primary residence, up to a maximum of $35,000 per property.
Eligible costs must be incurred between April 1, 2023 and March 31, 2026. Construction of the suite must be completed by March 31, 2027, and the application received by that date.
A “secondary suite” must be a separate self-contained dwelling unit located on the premises of your primary residence, such as a basement suite, laneway or garden suite, or garage suite. It must meet the National Building Code of Canada along with all local bylaws and safety standards.
Only one suite per owner or primary residence qualifies. The program can also be combined with other provincial initiatives, such as the PST Rebate for New Home Construction.
Why It Matters for Homeowners
The SSI program is designed to make homeownership more flexible and financially rewarding. For D&S Homes clients, it represents an opportunity to build smarter and plan for long-term growth.
1. Supplementary Income Stream
By adding a legal secondary suite, you can create a reliable source of rental income to help offset your mortgage, insurance, or property taxes. The SSI grant lowers the upfront costs, making it easier to get started.
2. Enhanced Property Value and Marketability
Homes with legal secondary suites have greater market appeal. Buyers see the value in a property that offers both comfortable living and income potential. It’s not just extra space, it’s a strategic investment in your home’s future resale value.
3. Flexibility for Family and Life-Stage Changes
A secondary suite provides space for aging parents, adult children, or guests, while maintaining independence and privacy. It allows you to adapt your home to life’s changes without needing to move.
4. Strengthening Saskatchewan’s Housing Supply
The province’s goal with this program is to increase housing options and affordability. By adding a legal suite, you’re contributing to your community’s housing availability while creating personal financial stability.
How D&S Homes Can Help
As a leading Saskatchewan home builder, D&S Homes is uniquely positioned to help homeowners take advantage of this program.
Here’s what we can do for you:
Suite-ready designs: We can design homes that are easily adaptable for a future secondary suite, with separate entrances, proper mechanicals, and layouts that comply with code.
Code and compliance guidance: We’ll ensure your suite meets all provincial and municipal regulations so your application is strong and compliant.
Timeline management: We’ll help you plan your project so that costs are incurred and construction is completed within the eligible time window.
Financial insight: We can model what your rental income could look like, how much you’ll save through the grant, and what kind of long-term return to expect.
Things to Keep in Mind
While the program is a strong opportunity, there are details worth paying attention to:
The grant applies only to new secondary suites. Renovating an existing unit does not qualify.
You must have the proper building permits and approvals for the suite to be legally used as a rental.
Eligible costs exclude landscaping, driveways, homeowner labour, and minor appliances.
Construction and application deadlines are firm, so staying on schedule is key.
Rental income and the grant may have tax implications, so it’s wise to consult your accountant before beginning.

The Secondary Suite Incentive is a forward-thinking initiative that benefits both homeowners and communities. For D&S Homes clients, it’s a chance to build a home that not only meets your lifestyle needs but also works for you financially.
